The best way to avoid home repairs, is to not have the problem in the first place. Here’s a quick checklist of stuff every homeowner should to do on a regular basis.

1. Test your garage door opener monthly to make sure it reverses when it hits an object in the path of its sensor beam. Also, make sure your garage door opener isn't on the same radio frequency as a neighbor or you could come home to a wide open garage.
2. Check your clothes dryer's exhaust duct once a year. If it’s plastic, you might want to replace it, since it can become a fire hazard. Rigid sheet-metal ducting is best.
3. Replace furnace filters quarterly, or as recommended by the manufacturer.
4. Test all GFCI (ground fault interrupter) outlets monthly. Just press the test button and use a voltage tester to make sure the power goes off.
5. Once a year vacuum the refrigerator coils underneath the appliance.
6. Inspect window and door caulking and weather stripping annually.
7. Replace batteries in smoke detectors yearly. Even hard-wired smoke detectors have back-up batteries that need to be replaced.
8. Have your fireplace chimney inspected and cleaned yearly.
